What was involved?
The property had been very badly damaged by previous tenants. All internal walls and internal glass were broken through and doors and fixtures were broken too. Lee did a complete rebuild and renovation. He restored internal walls, fitted new fixtures and fittings, refurbished the kitchen, renovated the bathroom, installed all new fixtures and fittings in the bathrooms and repainted the apartment
Lee also organised the cleanup, the skip and the waste management - that was really good.
How did you choose LMD Developments?
I did a Google search and I found LMD Developments on pickapro.ie. I talked to a couple of other builders too and Lee had the best price.
Had you definite ideas in mind before you talked to Lee McDougall?
I just walked through it with Lee and we put a list together of what the scope of works would be. It was in such a mess that we thought we might find even more bits and pieces when the clear up was done. In the end we only found 2 more things that needed to be done and I just got Lee to do them, there was no problem.
How did the project run?
What was great for me was that it was turn key. I was away for most of time so Lee phoned me a couple of times and he texted me pictures of taps and colours to choose from. Other than that, I think I went down to the apartment only once during the job. I did the final inspection this week, and it was all fine - no snags. He's very keen.
What was the biggest benefit to you of using LMD Developments?
It would be the fact that I could trust him. I just gave Lee the keys and let him get on with it. There was no variations to price, the job was the job and he just did it. He wasn't asking me to arrange skips - he would talk to the property management company and arrange all of that.
Would you recommend LMD Developments to others?
I would. I'm planning to do an extension on my house, and he'll be the first man I ask to price it.
Any tips for other people?
When it's a rented apartment, the most important thing for me is always that you have the minimal amount of hassle and you don't want to spend a fortune on what you're doing. When you talk to a builder, they need to understand where you're coming from in terms of fixtures and fittings. You don't want top of the range, you don't want bottom of the range, you want somewhere in the middle. The most important thing really is timing and budget. You have a fixed budget and you want to rent the property again as soon as you can.
